Don’t just send out only a postcard to your farm area thinking you can just test the waters because by doing that you’ll undoubtedly get a false temperature that says “cold” and stop mailing.
Continuous and consistent marketing is the secret to creating a steady river of income in this business. Motivated sellers won’t necessarily contact you on your first mailing, let alone know they’re even motivated.
You will capture your motivated seller over time.
Things change, life happens and that prospect could turn into an actual seller who needs to sell in a hurry.
You’ll have fewer competitors because most investors do not consistently mail to the same people, also the seller will remember you better when he needs to sell.
Your aim should be to embed your message in the minds of your prospective seller that thinks of you first when he decides to sell.
Still, I don’t think you’re that interested in waiting a year for a phone call from a seller, that’s depressing…..sort of like waiting for a guy to call you for a date and wait a year.

Put out your signs every weekend.-
Buy blank signs and use a thick sharpie marker to write your message, you’ll get a better response rate from a handwritten sign.-
Don’t just put them on the streets, think of other interesting places to put your bandit signs…away from the sign police.3.
Vehicle Signs-
Buy magnetic vehicle signs at Staples and at vistaprint.-
Stick one to the back or sides of your car or truck.4.
Advertise.-
Post an ad on Craigslist and free local newspapers-
Post an interesting thought/question/video of a nasty house on facebook-
You could post an ad looking for bird dogs on facebook-
You could offer $50 each for information on abandoned homes.-
Post an ad looking for cash buyers, run ad 24/75.
Drive Neighborhoods.-
Pick a neighborhood and drive around, look for vacant and abandoned, ugly houses.-
Follow-up on your returned marketing letters.

Send yellow letters to every vacant/abandoned homes you find.-
Obtain a list and send letters to owners i.e. out of state owners, pre-foreclosures.-

If you can get access to expired listings, send your message to these sellers that you will buy not list their property.8.

Get the information of probate attorneys and call or email them.
